Overview
AtkinsRéalis is looking for a Senior Project Development Manager (Interface Management) in AlUla, KSA. This is a senior-level, project-based role focused on process coordination, workflow mapping, and issue resolution to ensure smooth interactions between CLIENT’s Development teams and Third-Party Developers (TPD). The SPM will identify blockages, propose practical resolutions, and ensure TPD deliverables align with CLIENT requirements. The role also contributes to standardizing processes, toolkits, and communication protocols to bring greater consistency to TPD engagements.
This position requires active and direct involvement, strong leadership and communication skills, project development management capabilities, Client / Investor interface experience, and a comprehensive understanding of various asset types and general development processes aligned with RIBA Plan of Works.
Location : AlUla, KSA.
Key Responsibilities
- Stakeholder Communication : Maintain clear and regular communication with key stakeholders, including client’s management, Third-Party Developers, D&C (RIBA 0&1 Commercial and Business Case), CLIENT Security, regulatory authorities, and other relevant parties.
- Collaboration and Relationship Management : Facilitate close collaboration between the Client and Third-Party Developers to achieve a mutually agreed outcome.
- Project Governance & Guidelines : Implement the Client requirements to ensure the Third-Party has clarity of the workflow process and deliverable requirements.
- Project Planning (limited) : In consultation with CLIENT’s Development teams, develop initial project plans, scope, objectives, timelines, milestones, and resource requirements. Determine how protocols transfer to County Ops for subsequent design management and permitting.
- Issue Resolution : Lead risk, issues, and escalation management to resolve issues at various project stages.
- Budget Management (limited) : Manage budgets established by the Client within financial constraints; land deals and land values managed by D&C Real Estate, with ROM production by D&C Commercial.
- Risk Assessment (Technical) : Identify risks and develop mitigation strategies; CLIENT Commercial will assess commercial and financial risks.
- CLIENT Compliance and Regulations : Ensure adherence to CLIENT guidelines for healthcare, education, or residential projects, safety standards, security requirements, and legal requirements.
- Quality Assurance : Monitor QA / QC of deliverables and ensure high-quality standards; minimal design management by Third-Party Developers as County Ops manages from RIBA 2–4.
- Progress Tracking and Reporting : Regularly track progress and provide status updates to stakeholders.
- Contract Management : Report on negotiations status and oversee drafting of Contract Agreements by the Client-appointed Consultant and Contract.
- Change Management : Ensure modifications are documented and communicated.
Requirements
Education : A bachelor’s or master’s degree in architecture or project management, or a related field.
