Overview
Foreground is partnering with a leading Saudi real estate investment firm to appoint a commercially astute and development-seasoned Vice President of Development, based in Jeddah. The firm is expanding its asset portfolio with a strategic focus on branded hospitality, experiential retail, and lifestyle-driven mixed-use developments aligned with Vision 2030 tourism and urban activation goals.
Role Purpose
To lead the end-to-end development lifecycle of high-impact real estate assets, from market feasibility and land acquisition to concept definition, partner selection, and execution oversight ensuring each asset meets financial targets, market demand, and urban relevance.
Responsibilities
- Develop and execute the company's hospitality and mixed-use development strategy, including master planning, project feasibility, and investment structuring for new assets in the Western Region.
- Lead internal and external teams across master planners, architects, hotel operators, legal advisors, and project managers, ensuring alignment with development objectives and timelines.
- Manage land acquisition analysis, joint venture structuring, and off-plan product strategies for hospitality-integrated real estate.
- Build investment memoranda and project business cases, presenting to the Board and Investment Committee for funding and go-to-market approval.
- Oversee pre-development approvals, licensing, and coordination with Jeddah Municipality, Ministry of Tourism, and regulatory authorities.
- Monitor development KPIs including cost per key / unit, IRR, project milestone adherence, and value engineering outcomes.
- Serve as a thought partner to C-level leadership, advising on asset positioning, risk mitigation, and exit scenarios in alignment with broader portfolio strategy.
Ideal Candidate Profile
15+ years of real estate development experience with a focus on hospitality, retail, or large-scale mixed-use projects in the GCC.Proven success leading projects from early-stage land strategy through delivery, including stakeholder negotiation and investor engagement.Strong financial acumen in underwriting, development modeling, and JV structuring.Bachelors degree in Real Estate, Engineering, or Architecture; Masters degree or MBA strongly preferred.Familiarity with Saudi building codes, zoning frameworks, and public-private development programs.Strategic mindset with operational discipline, high cultural awareness, and strong negotiation capabilities.#J-18808-Ljbffr
