Job Description : Contract Manager – Construction & Fit-Out Projects

Position Overview
We are seeking an experienced and detail‑oriented Contract Manager to oversee all contractual and commercial aspects of construction and interior fit‑out projects in Saudi Arabia.
The Contract Manager will be responsible for reviewing, drafting, negotiating, and administering contracts , ensuring compliance with legal and client requirements, and protecting the company’s commercial interests throughout the project lifecycle.
This is a hands‑on leadership role , requiring close coordination with project managers, the estimation and procurement teams, clients, and subcontractors. The ideal candidate will combine strong contractual knowledge with excellent communication and analytical skills, ensuring projects are executed within scope, budget, and risk parameters.
Key Responsibilities
1. Contract Administration & Compliance
- Review all contract terms, conditions, and correspondence to ensure compliance with company policies and Saudi regulations.
- Draft, review, and negotiate main contracts, subcontracts, purchase agreements, and change orders .
- Ensure contract documents are properly executed, filed, and communicated to relevant project teams.
- Advise project managers and site teams on contractual obligations, rights, and risk mitigation.
- Ensure timely submission of contractual notices as per project requirements (e.g., delays, variations, claims).
- Work closely with project teams to manage budgets, payment applications, and variations .
- Review progress payment certificates, evaluate claims, and validate subcontractor invoices.
- Support procurement in preparing and negotiating subcontractor agreements and supplier contracts.
- Monitor and control project financial exposure, ensuring alignment with contractual commitments.
3. Claims, Variations & Dispute Management
Lead the preparation, substantiation, and negotiation of claims, extensions of time (EOTs), and variations .Maintain detailed claim records and ensure all justifications are backed by documentation.Support management in resolving disputes amicably; liaise with legal advisors when necessary.Participate in post‑project reviews to identify contractual lessons learned.Participate in the pre‑contract phase , reviewing tender documents, contract clauses, and commercial terms before bid submission.Identify contractual risks and propose mitigation strategies to management.Support the bidding and estimation team in pricing strategy and alignment with contract requirements.5. Reporting & Coordination
Provide regular contract status reports to management, summarizing key risks, claims, and commercial performance.Maintain a Contract Register for all ongoing projects.Coordinate across internal departments to ensure full contractual compliance at every stage of project delivery.Qualifications & Profile
Education
Bachelor’s degree in Civil Engineering, Construction Management, Quantity Surveying, or Law.Postgraduate qualification or certification in Contract Management or FIDIC preferred.Experience
8–12 years of experience in contract management or commercial roles within the construction or fit‑out industry .Strong exposure to FIDIC‑based contracts and major construction / interior fit‑out projects in the Middle East, preferably KSA.Proven experience managing claims, variations, and contractual correspondence.Excellent understanding of construction law, contract administration, and commercial principles.Strong analytical and negotiation skills.Proficiency in MS Office and document management systems.Ability to interpret complex contract terms and communicate implications clearly to project teams.Exceptional communication, reporting, and stakeholder management skills.Fluent in English (Arabic an advantage).Key Attributes
