As Manager – Property Management, you will oversee the end-to-end management of assigned real estate projects, ensuring optimal operational performance, maximised asset value, efficient recovery processes, high levels of tenant satisfaction, and effective leasing and property marketing. You will require strong coordination with internal teams, service providers, and stakeholders to ensure seamless project operations, compliance, and financial efficiency.
KEY RESPONSIBILITIES
- Lead day-to-day property management operations across assigned real estate assets and projects.
- Ensure all properties are maintained to high standards, covering FM services, security, cleaning, utilities, and preventive maintenance.
- Conduct periodic site visits, inspections, and audits to identify issues and ensure corrective actions are implemented promptly.
- Manage vendor performance and service-level agreements (SLAs) for soft and hard facility services.
- Align closely with the Recovery & Customer Service teams to ensure accurate, timely project-level recoveries, tax collection, and related financial tracking.
- Oversee budgeting, forecasting, expenditure control, and operational expense management.
- Monitor rental income, utility recoveries, service charges, and tenant outstanding balances.
- Provide monthly statements to clients and track rental arrears.
- Coordinate with the Documentation and Inventory teams to ensure accurate project documentation, asset registers, and inventory tracking.
- Ensure all project documentation (contracts, NOCs, maintenance logs, compliance reports) is updated and properly archived.
- Ensure compliance with internal SOPs, legal requirements, municipal regulations, and health & safety guidelines.
- Handle tenancy contracts for both short-term and long-term rentals.
- Responsible for leasing residential and commercial units, including negotiations, price revisions, and ensuring listings are active and accurately priced.
- Conduct market analysis to optimise rental pricing and occupancy.
- Coordinate with external brokers and internal sales teams to accelerate the leasing cycle.
- Prepare units for resale, coordinate renovations, supervise furnishing, touch-ups, deep cleaning, and plan exit strategies for clients.
- Coordinate insurance renewals for properties.
- Develop and implement operational strategies that enhance the value of the property portfolio.
- Identify opportunities for optimisation, cost reduction, and better service delivery.
- Support new project launches, transitions, and operational readiness.

Qualifications
Bachelor’s degree in business administration or related field.Experience
6–10 years of experience in property management, facilities management, or real estate operations (preferably in commercial or mixed-use assets).Knowledge
