Lead and manage all Mechanical, Electrical, and Plumbing (MEP) systems design, coordination, and implementation across real estate development projects from the design stage through to construction, handover, commissioning, and operational readiness. Ensuring compliance with local regulations, cost effectiveness, sustainability, and high-quality delivery. The MEP Manager will ensure full integration of Building Information Modeling (BIM) processes for effective project delivery, cost control, and facilities management readiness in alignment with the company’s digital transformation objectives
Key Duties and Responsibilities
Manage and oversee the design, coordination, and execution of all MEP systems (HVAC, electrical, plumbing, fire protection, ELV, etc.) for real estate developments.
Provide market estimation inputs into project budgeting and feasibility related to MEP services.
Ensure compliance with local codes, regulations, and sustainability standards (e.g., SBC, ASHRAE, LEED).
Coordinate with architectural, structural, and interior design teams to ensure seamless integration of MEP systems.
Lead BIM coordination processes, ensuring clash-free models and aligned LOD (Level of Development) across disciplines.
Supervise and review BIM outputs from consultants and contractors, ensuring adherence to project requirements and company BIM standards.
Oversee the production and delivery of BIM-based Asset Information Models (AIM) for handovers to FM teams.
Support the development of tender documents and technical evaluation criteria for MEP contractors and vendors.
Review technical submissions and participate in the selection process of MEP contractors and suppliers.
Oversee site execution of MEP systems, ensuring alignment with approved designs, project schedule, quality standards, and cost objectives.
Oversee and validate MEP system testing, commissioning, and snagging.
Ensure that all systems are delivered operational, efficient, and ready for handover to the Facilities Management (FM) or Operations teams.
Validate As-Built drawings, O&M manuals, warranties, and system training.
Support energy management and system optimization initiatives post-handover.
Skills
Bachelor’s degree in Mechanical or Electrical Engineering; Master’s preferred.
Minimum of 12–15 years in MEP design and execution, with 5 years in a managerial role overseeing the full project lifecycle.
PMP, LEED, or equivalent certifications are a plus.
Proven track record in large-scale developments, mixed-use, residential, and commercial projects in Saudi Arabia or GCC.
Knowledge of local codes, standards, and permitting processes.
Strong leadership and coordination skills across design, site, and operational teams.
Expertise in MEP systems design, value engineering, and sustainable technologies.
Ability to manage multiple stakeholders and resolve technical issues efficiently.
Proficiency in project management software, AutoCAD, and MEP modeling tools.
Familiarity with BIM integration in MEP systems is an advantage.
