Project Director, Residential (DEL 103)

Overview Qiddiya Investment Company is seeking an experienced and dynamic Project Director, Residential to lead the development of exceptional residential projects within the Qiddiya vision. This role is crucial in transforming concepts into reality, ensuring our communities are designed, built, and delivered to the highest standards of quality and innovation.

Responsibilities

Project Planning and Development

Lead the design and planning phases of residential projects, ensuring alignment with Qiddiya's strategic objectives and community needs

Develop comprehensive project plans including scope, schedules, resource allocation, and budget management

Coordinate with internal teams, architects, and engineers to establish project specifications and design criteria

Provide regular updates to senior management regarding project status, challenges, and milestones

Identify and analyze potential risks associated with residential projects and develop effective mitigation strategies

Project Execution and Delivery

Oversee the construction process, collaborating with contractors to ensure adherence to standards, timelines, and budgets

Conduct regular site inspections and meetings with project teams to monitor progress and enforce compliance with safety and quality regulations

Promote a culture of safety and excellence while managing disputes and challenges that arise during project execution

Stakeholder Engagement

Establish and maintain productive relationships with external stakeholders, including government entities, contractors, and community representatives

Facilitate community engagement initiatives to gather input and feedback, ensuring the residential developments meet the needs of future residents

Budget and Resource Management

Prepare and manage project budgets, conducting regular financial analysis to ensure project efficiency and effectiveness

Ensure procurement practices comply with policies and regulations while identifying potential cost-saving measures

Monitor cash flow and manage contractor payments to ensure project delivery remains on schedule and on budget

Policy Compliance and Quality Assurance

Ensure all residential project activities comply with local, regional, and national regulations and policies

Implement quality assurance protocols to uphold the highest standards in residential construction and design

Qualifications

Bachelor's Degree in a relevant field (e.g., Construction Management, Architecture, Engineering)

A minimum of 12-15 years of experience in residential project management, with proven experience leading large-scale residential developments

Strong understanding of the regulatory environment and policies related to residential construction in Saudi Arabia

Experience with stakeholder engagement and community consultation methodologies

In-depth experience in project budgeting, scheduling, and resource management

Excellent leadership and communication skills, with the ability to manage cross-functional teams effectively

Strong analytical and problem-solving skills to address challenges proactively

Familiarity with project management software and tools
