Roles and responsibilities

1. Marketing andPromotingProperties

  • AdvertisingVacant Units : Create and post advertisements forvacant properties on various platforms such as websites, socialmedia, and real estateportals.
  • PropertyTours : Conduct property viewings and tours forprospective tenants, highlighting the features and benefits of theproperty.
  • PromotionalMaterials : Prepare brochures, floor plans, and othermarketing materials to attract potentialrenters.

2. TenantScreening andLeasing

  • ScreenProspective Tenants : Review tenant applications,verify backgrounds, income, and references, and perform creditchecks to ensure they meet the leasingcriteria.
  • LeaseNegotiations : Negotiate lease terms, including rentamounts, lease duration, and other relevant clauses, ensuring bothparties agree on the terms.
  • LeasePreparation : Draft and prepare lease agreements andensure all legal requirements are met, including necessarydisclosures anddocumentation.
  • ContractSigning : Oversee the signing of leases, collectingsecurity deposits and first-month rentpayments.
  • 3. TenantRelations

  • Move-In / Move-OutCoordination : Manage tenant move-ins and move-outs,ensuring smooth transitions. Conduct move-in inspections, providingtenants with keys and propertyinstructions.
  • Resolving TenantComplaints : Address any tenant issues, concerns, orcomplaints in a timely and professional manner, ensuring tenantsatisfaction and retention.
  • LeaseRenewals : Monitor lease expiration dates and managethe renewal process, negotiating any changes in terms andconditions.
  • 4. PropertyManagementSupport

  • PropertyMaintenance Coordination : Communicate with theproperty management team to ensure maintenance requests or repairsare addressed quickly.
  • InspectingProperties : Conduct regular inspections ofproperties to ensure they are well-maintained and identify anyareas requiring repair orattention.
  • Enforcing LeaseTerms : Ensure that tenants comply with the terms andconditions of their lease, including payment of rent, maintainingcleanliness, and other policies.
  • 5. Rent Collection and FinancialReporting

  • RentCollection : Oversee the timely collection of rentpayments, follow up on late payments, and issue notices asnecessary.
  • SecurityDeposits : Manage security deposits, ensuring theyare collected, stored, and refunded in accordance with legalguidelines.
  • FinancialReporting : Prepare monthly or quarterly reports forproperty owners regarding leasing activities, occupancy rates, rentcollections, and any issues withtenants.
  • 6. Complianceand LegalKnowledge

  • EnsuringLegal Compliance : Keep updated on relevant housinglaws, landlord-tenant regulations, and fair housing practices.Ensure all leasing activities comply with legalrequirements.
  • EvictionProcess : Initiate and manage the eviction processwhen necessary, ensuring compliance with legal protocols andnotifying property owners and legal teams.

    1. Education andExperience

  • Education : A bachelor's degree in real estate, businessadministration, property management, or a related field is oftenpreferred.
  • RelevantExperience : Prior experience in leasing, propertymanagement, or real estate sales is typically desired (1-3 years).Experience in customer service roles can also bebeneficial.
