Own and execute the end-to-end real estate investment lifecycle—building advanced financial models, translating assumptions into investor-grade IC / Board analysis, leading origination and structuring, and driving approvals (memos, term sheets, structure diagrams, IC / Board packs) through cross-functional coordination with Development, Strategy, Finance, and Legal. Lead investor engagement and negotiations (family offices, institutions, fund managers), manage data rooms and closings, and run time-bound due diligence (legal, technical, commercial, tax / Zakat) with appointed advisors, controlling scope, budget, and deliverables. Maintain clear performance reporting and mentor the team to consistently deliver executable deals.
Key Responsibilities
Source and qualify investment opportunities across real estate asset classes.
Align with the internal policies and procedures and investment strategy.
Build and own advanced models (phasing, pricing, cost stacks, financing) and produce sensitivities (IRR / EM, peak equity, debt capacity).
Convert development assumptions into investor-grade analytics in IC / Board settings.
Design JV / fund / SPV structures (including land-in-kind) with clear economics, fee waterfalls, governance, and exit mechanics.
Define decision matrices, escalation timers, step‑in / cure rights, exclusivity / sunset, and performance triggers.
Lead investment memos, structure diagrams, term sheets, and board / IC packs with crisp narratives, risks, and mitigants.
Drive the approval process end‑to‑end, coordinating comments and securing signoffs within target timelines.
Map and engage regional investors (family offices, fund managers, institutions); run workshops / roadshows; negotiate MoUs / HoTs and definitive documents.
Manage data rooms, Q&A, and closing checklists to convert interest into committed capital.
Build time‑bound DD plans (legal, technical, commercial, tax / Zakat), appoint and manage advisors, and control budgets.
Partner with Development, Strategy, Finance, and Legal to align specifications, phasing, and commercial terms with return targets.
Mentor analysts / associates; uplift team standards in modelling, memo writing, and negotiations.
Maintain weekly pipeline dashboards and monthly portfolio performance updates for senior leadership.
Deliver against targets for IC approvals, signed MoUs / HoTs, executed definitive agreements, and investor commitments.
Qualifications and Experience
Bachelor’s degree in finance, Economics, Engineering, or related field.
MBA or equivalent postgraduate degree preferred.
CFA or CAIA preferred (Level II+ acceptable), FMVA a plus.
Familiarity with CMA / WAFI frameworks and Saudi real‑estate regulations strongly preferred.
Fluent Arabic and English (verbal and written)
8–10+ years total, with at least 5 years in real estate investments / development or private equity / infrastructure within KSA / GCC.
Demonstrated track record taking deals from origination to closing : JV / fund / SPV structuring, legal documentation negotiation, IC approvals, and investor onboarding.
Hands‑on with large master‑planned developments
Advanced real estate financial modelling and valuation.
Experience managing external advisors (technical, financial, tax and valuation) and cross‑functional internal teams.
