Overview
As part of its development of Qiddiya City, Qiddiya Investment Company (“QIC”) the Director – Asset Management Residential will lead a team and collaborate with other internal and external professionals to optimize the performance of the assets, minimizing risk with the QIC corporate framework and Qiddiya City objectives. Their accountabilities include the following responsibilities.
Responsibilities
- Adopt an “Owners Perspective” and provide development colleagues, through the stage gate process, with insight on target market identification, design and fit-out applicability to target market, marketability, pricing, and absorption.
- Prepare a multiple broker network strategy tailored to the specific positioning of each residential stage and release; regional focus with high visibility within the GCC market (UAE & International, e.g., Sotheby’s, Christie's, Savills) and a local broker network with a dedicated local sales manager and team to incentivize and manage the network within the KSA and other similar strategies for the sales team.
- Establish an experienced multilingual Leasing team with extensive market knowledge from the GCC, UAE and KSA markets; manage project leasing with both off-plan and secondary market expectations and ensure a clear understanding and experience of institutional and investor leasing; leverage existing broker networks in the region.
- Input into designing a commission structure attractive enough to motivate and attract specialist leasing experience, competitive with UAE development leasing commissions and current KSA offerings.
- Anticipate a high number of external broker leasing deals in initial phases to drive inquiries and leasing rates until the residential market and on-site enquiry are established.
- Work with the CDU sales and leasing marketing teams to ensure operational readiness for the Leasing Launch, adopting an Owners Perspective.
- Aim to achieve optimum financial and revenue performance for the Residential Asset and the overall Residential portfolio, contributing to target ROI and long-term sustainable return.
- Contribute to delivering QIC’s ESG vision and commitments for Residential assets.
- Maximize the value of QIC’s BTR portfolio.
- Collaborate with the Residential Property Management team to deliver openings and ongoing operations of each residential asset, working hand-in-glove with the team.
Additional Responsibilities
Assist in developing and implementing the Asset Management Framework for Residential assets in Qiddiya, including setting, monitoring, and refining a Residential Asset Management Strategy (ResiAMS) that delivers on financial performance metrics and drives operational efficiencies for long-term sustainable growth. Include related financial, tenant / leasee, and operational metrics as outlined.Develop and implement the ResiAMS team structure, hiring, and onboarding; input into Qiddiya Asset Management “Residential” specific policies, standards, and KPIs for sector assets.Support and assist with negotiation, execution, and management of contracts, service agreements, and consultancies in conjunction with Strategy and Development teams across the ResiAM portfolio.Collaborate with Operational Readiness teams to ensure smooth pre-opening activities and coordinate with Residential Sales / Group Marketing to focus on revenue optimization, market presence, and brand engagement.Oversee all Residential Leasing activities and portfolio reporting to the Senior Executive Director Asset Management; monitor Leasing team and portfolio performance and risk with timely, accurate, and compliant monthly, quarterly, and annual reports.Develop and implement strategic responses to performance, ensuring targets are met or exceeded; escalate deviations from KPIs with proposed remedial actions to the Senior Executive Director – Asset Management.Analyze Residential Leasing operations, business plans, revenue performance, and marketing plans; assess budget performance, rental rates / growth, broker performance, in-house leasing team performance, and IRR impact; propose short- and long-term strategic asset plans.Conduct market research on affected markets (including supply / demand trends) and integrate findings into portfolio strategies; monitor operating performance with AM Finance to optimize ROI and profit-improving projects.Provide input to monthly, quarterly, and annual internal reports for the Executive Committee and collaborate with other AM vertical leads to optimize customer experience, initiatives, and asset performance across functions.Engage and collaborate with Residential and Sales Group Marketing to focus on revenue optimization and brand visibility.Perform other tasks as required with clear deliverables and deadlines agreed with the line manager.#J-18808-Ljbffr
